These properties consist of approximately 89+/- acres of farmland & approximately 131+/- acres of woodland.

Seller has obtained 2 easements across lands adjoining SR1209 to access the Seller’s two parcels.

There is approximately 3/4 mile of water frontage on the Alligator Creek.

Seller is receiving $4,650.00/ year for the farmland lease.
Depending on the closing date, the farm tenant shall be allowed to harvest his crops) after closing or be paid the fair market value of the crops from the Buyer.

Seller is receiving $1,500.00/ season for the hunting rights lease.
The hunting rights are leased annually from September 1, through March1.

This sale is subject to any leases on the property at the time of the closing of this sale.

Farm rent funds & hunting rights funds are to be prorated between the Seller & Buyer at closing.

There are no Conservation Easements on this property.

There are 2 diesel powered drainage pumps believed to be located on the T156-01-023 parcel but Seller does not guarantee or warrant this to be factual. There are no known agreements or assessments regarding the drainage pumping station system.

There is a canal leading from the drainage pumping station to the Alligator Creek that is navigable to the Alligator Creek via a small boat and is approximately 100 yards long.

There is a much wider and deeper canal (Mill Ditch) on the western portion of the woodland navigable to the Alligator Creek.

Buyer is advised to contact the US Army Corps of Engineers, N C. Department of Environment & Natural Resources, N.C Division of Water Quality  and any other agencies required in order to construct, including but not limited to, a boat ramp, boardwalk, pier, canal dredging, or any other earth disturbing activities on any wetlands that may be on these properties.

There are potential “perk sites” on the property.

The soil types are: (Pe) Perquimans) for the farmland, (Pe) Perquimans & (Ro) Roanoke for the timberland & (Do) Dorovan muck and (To) Tomotley for the water frontage.
There is a small cemetery located on the property near the Alligator Creek west of the farm path in the woods on the T156-01-023 parcel consisting of what appears to be four (4) grave sites. The remains & descendants of the cemetery are unknown.

There is a small boat ramp at the end of SR1209 on the Alligator Creek approximately 2 miles east of these properties.
